La Babiniere is a 18th century French farmhouse constructed according to the previous owner in 1789 the year of the French revolution. The main house has been treated to a beautiful contemporary restoration and is set in 1.3 hectares of grounds, located amongst woods and apple orchards on the fringes of a national forest.

Situated 10mins drive North of the medieval market town of Saumur, and within easy reach of cities Angers and Tours. The area also contains a multitude of chateau and many other scintillating points of interest. The property is made up of three stone buildings, the biggest of which was recently renovated using a tasteful combination of traditional French and contemporary styles. The exposed walls and beams throughout, combined with galley type mezzanine spaces and well placed windows and sky lights give the house a lovely contemporary cottage atmosphere.

The house comprises a kitchen containing all amenities and table with cane lounge chairs. A comfortable lounge/dining-room the centre piece of which is the full size open fire place, this is framed by a comfy sofa, chairs and Brazilian hammock and adjacent to French doors leading into the front gardens. At present the accommodation is made up of two double bedrooms and a large mezzanine platform with a double and single foldable beds. Below the stairs there is a small day toilet with hand basin and on the first floor there is a bathroom with bath, shower, hand-basin and WC. The mezzanine floor, also serves as the TV and reading area and has a 24in (61cm) TV and DVD player. At the far end of the mezzanine level there is segregated office area with a wrap-around desk, comfortable office chair and a nice views of the rear garden.

The grounds are 1.3 hectares (3.2 acres) of mixed grounds comprising of fruit orchards, oak woodland, lawns, flowerbeds and vegetable plots. The whole grounds are in the process of being redesigned under the principles of permaculture, and will hopefully be organically self sustaining ornamental and high yield vegetable gardens when this is completed.
